Grout Cleaning in Leavenworth, KS
Grout is porous. It collects soil, mold, and discoloration that mopping cannot reach. Professional extraction pulls it out. Call Brooke’s Chem-Dry.
Why Grout Stays Dark No Matter How Much You Mop
Grout is a porous material. Soil, grease, and moisture penetrate into the surface and accumulate over time. A mop moves water and surface soil across the tile but does not pull what is embedded in the grout lines out. After years of mopping, the tile surface looks clean but the grout lines stay gray, brown, or black. The discoloration is inside the grout, not on top of it. Getting it out requires pressurized extraction, not surface cleaning. Brooke’s Chem-Dry uses a high-pressure, high-temperature rinse-and-extract process specifically designed for tile and grout. The embedded soil comes out. The grout lines return to their original color.
How We Clean Grout
- Assess the tile and grout. We check the tile type, grout type, and level of soiling before selecting a cleaning solution. Not all tile is the same, and the cleaning approach is matched to what we find.
- Apply cleaning solution. A professional-grade solution is applied to the tile and grout surface and allowed to dwell. This loosens embedded soil and breaks down grease and mineral deposits in the grout lines before extraction.
- High-pressure rinse and extract. We use pressurized hot water rinse and extraction to flush the loosened soil out of the grout lines. This is the step mopping cannot replicate. It pulls what is embedded in the porous grout surface out rather than washing over it.
- Review the result. We inspect the result with you. Severely stained grout that has never been sealed may retain some discoloration. We will tell you what to expect before we start. Sealing after cleaning is recommended to protect the result.

Grout Cleaning Questions
Can you restore grout to its original color?
In most cases, yes. Professional extraction removes embedded soil that surface mopping cannot reach. Severely stained grout that has never been sealed may retain some discoloration, but the improvement after professional cleaning is significant. We assess the grout before we start and tell you what to expect.
Should I seal the grout after it is cleaned?
Yes. Sealing after cleaning is strongly recommended. Grout sealer closes the porous surface that allows soil and moisture to penetrate, which makes the clean last much longer and makes routine maintenance far easier. We offer grout sealing as an add-on to any cleaning visit. Ask about it when you call.
How long does the tile and grout take to dry?
Tile is non-porous and dries quickly. Grout lines typically dry within 30 to 60 minutes. If sealing is added, we apply the sealer after cleaning and it cures in approximately 24 hours. Avoid heavy foot traffic and wet mopping during that time.
How often should I have grout professionally cleaned?
For kitchen and bathroom tile, every 12 to 18 months is a reasonable schedule for most households. High-traffic areas and households with children or pets may benefit from more frequent cleaning. Call us at (913) 351-3508 and describe your situation for a recommendation.
