Why Grout Needs to Be Sealed

Grout is porous. That is why it absorbs soil, grease, moisture, and mold over time, and why surface mopping does not keep it clean. Cleaning removes what has accumulated in the grout. Sealing closes the porous surface so the next round of soil and moisture cannot penetrate as easily.

The best time to apply grout sealer is immediately after a professional cleaning, while the grout lines are clean and open. Sealing dirty grout locks the soil in place rather than protecting a clean surface. We apply sealer as an add-on to any tile and grout cleaning visit. Call (913) 351-3508 and ask about adding it when you schedule.

What Grout Sealing Does

  • Protects the clean. Sealing after professional cleaning keeps the grout from immediately absorbing the next round of soil and moisture. The result of the cleaning lasts longer.
  • Slows mold growth. Mold in grout requires moisture penetration to establish. A sealed grout surface reduces moisture absorption and slows future mold growth in wet areas like showers and bathroom floors.
  • Makes routine cleaning easier. Soil and spills sit on top of sealed grout rather than penetrating. Regular mopping and wiping becomes more effective when the grout is sealed.
  • Extends the interval between professional cleanings. Sealed grout stays cleaner longer, which means you do not need professional extraction as frequently.

Add Sealing to Your Tile and Grout Cleaning

Ask about grout sealing when you call to schedule your cleaning. We apply it in the same visit, after cleaning is complete.

How We Apply Grout Sealer

  1. Clean first. Grout sealer is only applied after professional cleaning. Sealing over dirty grout traps soil inside the grout rather than protecting a clean surface. We clean and extract before any sealer is applied.
  2. Allow grout to dry. Sealer applied to wet grout does not penetrate or bond properly. We allow the cleaned grout lines to dry before applying the sealer.
  3. Apply sealer to grout lines. Sealer is applied directly to the grout lines, not the tile surface. We work systematically across the area to ensure even coverage.
  4. Cure time. The sealer needs approximately 24 hours to cure before heavy foot traffic or wet mopping. We give you specific care instructions before we leave.

Grout Sealing Questions

Can I have grout sealed without cleaning it first?

We do not seal grout that has not been professionally cleaned first. Sealing over dirty grout traps existing soil inside the grout rather than protecting a clean surface. The cleaning must come first for sealing to be worthwhile.

How long does grout sealer last?

Grout sealer typically lasts 1 to 3 years depending on traffic, cleaning frequency, and the type of sealer used. High-traffic areas like kitchen floors and shower floors benefit from reapplication more frequently than low-traffic areas. We recommend resealing after each professional cleaning.

Does grout sealing change how the grout looks?

Most grout sealers are clear and do not change the appearance of the grout. Penetrating sealers soak into the grout and are invisible after curing. If you want to change the grout color, ask about color-seal options when you call.

How long do I have to wait before using the floor after sealing?

Allow approximately 24 hours before heavy foot traffic and wet mopping. Light foot traffic may be possible after 4 to 6 hours, but we recommend the full 24-hour wait for best results. We will give you specific instructions for your sealer before we leave.
