Tile and Grout Cleaning in Leavenworth County, KS
Hot Carbonating Extraction for tile floors and grout lines. Removes the embedded grime that mopping leaves behind. About 80% less water than steam cleaning.
Why Grout Lines Stay Dark After You Mop
Grout is porous. Mopping pushes dirty water across the surface and some of that water drives grime deeper into the grout lines instead of lifting it. Standard mops do not generate enough pressure to extract what is already embedded. The Chem-Dry Hot Carbonating Extraction process uses a carbonated solution that penetrates into porous grout and extracts the embedded grime, rather than spreading it around.
The Tile and Grout Cleaning Process
- Pre-inspection. We check tile type, grout condition, and existing sealing before choosing a solution. Natural stone tile (slate, travertine, limestone) requires a different pH than ceramic and porcelain. We confirm the right approach before we start.
- Apply carbonated cleaning solution. The solution is worked into grout lines and tile surfaces. Carbonation loosens embedded grime and lifts it toward the surface.
- High-pressure hot water extraction. Our equipment extracts the solution and loosened debris from grout lines and tile pores. This is the step that produces the visible difference in grout color.
- Optional grout sealing. After cleaning and drying, we can apply a sealer to fill porous grout lines and protect them from future soiling. Ask when you book.
Most tile and grout cleaning visits take 1 to 3 hours depending on square footage. We quote before we start.

Grout Sealing: Protect After You Clean
Why Sealing Makes a Difference
Unsealed grout is porous and re-soils faster than sealed grout. After cleaning, we can apply a sealer that fills the porous surface and creates a barrier against future staining. Sealed grout is easier to maintain with regular mopping. Most homeowners who seal once include it every time they have the tile cleaned. Ask about grout sealing when you call (913) 351-3508.

Natural stone tile note: Slate, travertine, limestone, and marble require a different pH solution than ceramic or porcelain. We confirm material type during pre-inspection and choose accordingly.
Tile and Grout Cleaning Questions
Can you clean shower grout and tile, or just floors?
Both. We clean floor tile, shower tile and grout, and bathroom wall tile. Shower grout is one of the most common requests because it darkens quickly in a high-moisture environment and mopping does not reach it.
Does grout go back to its original color?
Usually yes, depending on the original grout shade and how long the soiling has been in place. We cannot guarantee color restoration on permanently stained grout. We will tell you what to expect during the pre-inspection based on what we see.
How long does tile and grout cleaning take?
1 to 3 hours for most residential spaces, depending on square footage. We give you a quote and time estimate before we start, so you know what to expect before we arrive.
Do you seal grout after cleaning?
Yes. Grout sealing is available as an add-on after cleaning. Sealed grout stays cleaner longer and is easier to maintain between professional cleanings. Ask when you book.
