Will Pet Odor Fail a Housing Inspection?

Aug 21, 2026 | PCS and Move-Out

Short answer: it can, and it’s the most common reason a walkthrough goes badly for a family that otherwise left the place spotless.

The reason is simple and it catches nearly everyone.

An Empty House Smells Different

While you live somewhere, the smell is buffered. Furniture, bedding, curtains and rugs absorb odor, the doors open several times a day, and your own nose adjusts to anything gradual.

Then the truck leaves. Now there are bare walls and hard floors with nothing to absorb anything, the house has been shut up, and someone who has never been in the building before walks through it cold.

That inspector is getting the least buffered, most concentrated version of your house, and their nose has not adjusted to it. Odor that was genuinely unnoticeable to you on Tuesday can be the first thing they mention on Thursday.

Why Cleaning the Carpet May Not Be Enough

If the issue is a pet accident rather than general odor, a standard carpet clean often won’t resolve it, and this is worth understanding before you book anything.

Urine doesn’t sit on the carpet. It goes through the fibers into the backing, into the pad, and sometimes onto the subfloor. A cleaning removes what’s in the pile, which is the smallest part of the problem. The smell fades for a few days and returns, usually at the worst moment.

That’s why people clean the carpet, believe it’s handled, and still fail the sniff test.

What Actually Reaches It

P.U.R.T., our Pet Urine Removal Treatment, is a separate process from cleaning. It’s applied to the spot where the urine actually is and breaks down the source rather than covering it.

It’s quoted separately because it is a different job, not an upsell bolted onto a room rate.

Find the Spots Before We Arrive

You probably know about one or two. There are often more, especially with a cat.

Walk the empty rooms before the furniture goes, in the warmest part of the day, and get down low. Odor sits near the floor. Pay attention to corners, along baseboards, behind where furniture stood, and inside closets.

Mark anything you find with a bit of tape. Every spot you locate for us is one we won’t have to find on the day, and on a PCS timeline that matters.

Timing on a Move-Out

Treat pet odor with as much lead time as you can. Cleaning can be done the day before the inspection. Odor work is better with a few days in hand, because if a spot needs a second look you want the option.

If you’re already tight, tell us. We schedule around PCS dates constantly and short notice is normal.

The Honest Part

During the walkthrough we’ll tell you which spots we expect to clear and which have been there long enough that we won’t promise them. If something is beyond treatment, knowing that a week out gives you options. Finding out on inspection day gives you none.
